Tenavia: one platform for the whole tenancy. Screening, rent, certificates, repairs, photos and records.
Looking at OpenRent referencing? Here is what Tenavia does instead.
OpenRent’s referencing is bought per applicant and reports on that one person. Tenavia screens every applicant to your property on one plan, reads the payslips and bank statements line by line, and ranks them with the reasons shown. Then it runs the tenancy.
Free for one property.3 applicants a year, everything else included. No card, no expiry.

Referencing, per applicant
- One person per fee, so you check your favourite
- A verdict on that one person
- Checked by a third party you never see
- Ends the day the tenancy starts
Tenavia, one plan
- Every applicant screened, however many apply
- A ranked shortlist with every reason shown
- Payslips against HMRC tables, statements re-added
- Then rent, repairs, certificates, photos, records
Applicants pay nothing to apply. You see scores and verified figures; documents only if the applicant shares them.
Everything a self-managing landlord does, in one place. Free for one property, 3 applicants a year, no card, no expiry. One plan covers the rest.
Three differences that matter
Every applicant, not just the one you have already chosen
Send the same link to everyone who enquires. Each one is screened and scored on the same scale, so you choose from a ranked list instead of paying to check your favourite and hoping.
The documents are actually read
Tax and National Insurance recomputed from HMRC’s tables. Bank statements re-added line by line, months joined to the penny. The claimed salary traced to the money that lands.
It carries on after the keys
Referencing ends the day the tenancy starts. Tenavia then checks the rent off monthly, counts down the certificates and the deposit clock, takes repair reports and keeps the condition photos.
What OpenRent does that we do not. OpenRent is a listing site and Tenavia is not: keep advertising there and paste your Tenavialink into the replies. OpenRent’s referencing bundles a credit check into its per-applicant fee. Tenavia reads the documents the applicant provides and is not a credit reference agency; a credit check is a paid extra you add to your chosen applicant once the document checks have narrowed it to one person.

Questions landlords ask
The questions people comparing the two ask.
How much does OpenRent referencing cost?
OpenRent publishes its own price on its site, charged per applicant referenced, so three applicants is three fees. Tenavia does not charge per applicant: one property is free (3 applicants a year, no card, no expiry), and a monthly plan covers every applicant to your property with no limit.
Is this an OpenRent referencing review?
No. We have not tested OpenRent's referencing and do not review it; for reviews, look for landlords who have used it. This page compares the shape of the two: a per-applicant report on one person against Tenavia's ranked shortlist of everyone who applied, with the documents read and the tenancy run afterwards.
Can I use Tenavia with an OpenRent listing?
Yes. Your advert stays on OpenRent. You reply to each enquiry with your screening link, applicants follow it and upload their documents, and they appear on your shortlist. The same link works on SpareRoom, Gumtree and in email.
Is Tenavia a credit check?
No. Tenavia verifies the documents applicants provide against each other and against public rules like HMRC’s tax tables, and the screening itself puts no search on anyone’s credit file. A credit check is a separate paid extra you can add to your chosen applicant for £12: they consent on the credit agency’s own form, it is a soft search that does not affect their rating, and the result sits beside the score rather than changing it.
Do applicants pay anything?
No. Applying is free for applicants, always. Your plan covers the property, however many people apply.
Is Tenavia connected to OpenRent?
No. Tenavia is not affiliated with OpenRent or any listing site. This page describes how the two fit together for a landlord using both.
