Tenavia: one platform for the whole tenancy. Screening, rent, certificates, repairs, photos and records.
A property inventory and inspection app whose photos line up
Photograph every room at move-in. At each inspection and at move-out, the camera shows the last photo faintly so you retake the same shot. Every photo is dated by our server, and any two dates sit side by side. One part of Tenavia, which runs the whole tenancy.
Free for one property.3 applicants a year, everything else included. No card, no expiry.

Illustrative tenancy. Every entry is dated by our server as it happens. Any two dates sit side by side, and the whole set exports as one file.
Everything a self-managing landlord does, in one place. Free for one property, 3 applicants a year, no card, no expiry. One plan covers the rest.
How the condition record works
Same route, same angles, dated by us. That is what makes two photos comparable.
Room by room, the same route every time
The move-in walk sets the order: kitchen, bathroom, living room, bedrooms, hallway, outside. Every later walk follows the same route, so the photos compare like for like.
The retake that lines up
At an inspection the original photo shows faintly under the live camera. You line up the same wall and tap. A change is visible on the screen, not argued about later.
Inspections prompted, comparisons kept
A first inspection is suggested around month three, then every six months. Compare any two dates side by side, and export the whole set if the deposit is ever disputed.
What it is: a photographic condition record, dated and fingerprinted the moment each photo arrives, that doubles as a condition schedule for the tenancy. It is not a written inventory drawn up by a clerk, and you can still commission one. The photographs are the part that settles most arguments about a wall.

Questions landlords ask
The practical edges of a photo record.
Do I need to install an app?
No. The camera runs in your phone’s browser. Open the tenancy, choose the room, and the last photo appears faintly over the live view so you can line up the retake.
What if my phone’s date is wrong?
It does not matter. Each photo is dated by our server when it arrives, not by the phone that took it, and it is fingerprinted at the same moment so a copy can always be checked against the original.
Can I photograph the outside and the meters?
Yes. The preset rooms include the exterior, and you can add any room or area by name, so a meter cupboard or a garden shed is one more stop on the route.
What happens at move-out?
The move-out walk follows the same route as the move-in one. Each room’s first and last photos sit side by side, and the whole set exports as one dated file you can hand to the deposit scheme or the tenant.
Is this enough for a deposit dispute?
It is the record: two dated photographs of the same wall, fingerprinted when they arrived, with who took them and when. What a scheme adjudicator makes of it is theirs to decide; what you have is evidence instead of a memory.
