We email you the day after each due date: did the rent arrive? Tap yes and the month is recorded. Tap no and the reminder is ready. Your rent stays in your own account.
Three staged letters, dated and factual
A friendly reminder from day one, a firmer arrears letter at day seven, a formal notice at day fourteen. Each is written for you, never sent without you, and kept on the record.
Receipts filed for your tax return
Photograph a receipt and it is read and filed under the category HMRC uses. When your return is due, the year is already sorted into the right boxes.
What it does not do: Tenavia never collects rent or takes a payment, and it does not connect to your bank. You confirm what arrived; we keep the dated record and draft the letters. Sending one is always your decision.

Questions landlords ask
The practical edges of tracking rent.
Does Tenavia collect the rent?
No. Rent reaches your account exactly as it does now. Tenavia asks whether it arrived, records your answer with the date, and drafts a letter when it did not.
What do the late-rent letters say?
They are factual and calm. The first says it may be a timing difference with the bank and asks for payment or a word. The second asks for payment within seven days and invites the tenant to talk if they are struggling. The third is a formal notice that says what may follow. You read each one before anything is sent.
What if I forget to answer the check-in?
After five days of silence the month is marked as unconfirmed, and the record says so honestly: that you did not answer, not that the tenant did not pay. The file never invents an arrears fact out of nobody saying anything.
Can I see the whole rent history at once?
Yes. Every month, every confirmation and every letter sits on the Tenancy tab, and the whole tenancy exports as one dated file with who recorded what.
How many properties can I track?
