What questions can I ask before a viewing?

Facts about the tenancy: move date, who would live there, employment and income basics, notice period, pets and smoking. What you must not do is ask questions that filter people by protected characteristics, or operate blanket bans. Same questions for every enquirer, decisions on the tenancy facts.

Should I ask for documents before a viewing?

Usually not. Documents are for applicants, not enquirers: asking a stranger for bank statements before they have seen the property is heavy, and most will rightly decline. Pre-screening asks lighter questions earlier, and the document link goes to the shortlist after viewings.
