Which certificates does it track?
The gas safety certificate (CP12, renewed every year), the electrical installation report (EICR, every five years), the energy performance certificate (EPC, every ten), and two confirmations that have no certificate: working smoke and carbon monoxide alarms, and the written statement of terms given to the tenant before signing (it replaced the How to Rent guide in May 2026).
How do the reminders arrive?
By email, at 60, 30 and 7 days before an expiry and on the day itself. The same countdown shows on the Compliance tab whenever you open it.
Does it find my EPC for me?
Yes. Enter the postcode and it checks the public register, fills in the rating and the expiry, and asks you to confirm the address. If the register cannot answer, you upload the certificate instead.
Does it watch the deposit deadline as well?
Yes. The 30-day clock to protect the deposit and serve the prescribed information runs alongside the certificates, with reminders on day 20 and day 27. There is a page on it: /deposit-deadlines.
Is this legal advice?
No. It is a diary that knows the renewal periods and never forgets a date. What the law requires of you is set out in the official guidance, and that remains the place to check.
