Does the tenant need an app or an account?
No. The link works in any phone’s browser. They describe the problem, add photos and send. That is the whole job on their side.
Can I log a problem myself?
Yes. Anything you notice at an inspection, or a call you take, can be logged from your side and joins the same dated history for the property.
What counts as an emergency?
A gas smell or a carbon monoxide alarm, fire or smoke, sparking, and flooding. The check is deliberately cautious: it runs on the tenant’s first answer and again on what they typed, and it shows the emergency number before the report is even accepted. A false alarm costs one extra screen; a missed one is not comparable.
Where do the quotes come from?
From tradespeople listed for the job’s trade. The request goes out in your name and replies come to your own inbox, so you deal with them directly and pick who you trust. We do not choose for you.
Is the repair history kept?
Every report, status change, quote and completion is dated and kept with the property, and the whole tenancy exports as one file. A question about a repair two years on has an answer with a date on it.
