Tenavia: one platform for the whole tenancy. Screening, rent, certificates, repairs, photos and records.
Landlord software for the whole tenancy: screening to move-out, in one place
Tenavia screens the applicants, then runs the tenancy: rent, repairs, certificates, the deposit clock, condition photos and the receipts for your tax return. Built for landlords in the UK who manage their own property, on a phone or a laptop.
Free for one property.3 applicants a year, everything else included. No card, no expiry.
Landlords start now, no card needed · No account needed for the demo
Everything a self-managing landlord does, in one place. Free for one property, 3 applicants a year, no card, no expiry. One plan covers the rest.
What makes it different from a landlord app
Most landlord apps start at move-in. The expensive mistake happens before it.
The documents are actually read
Payslips checked against HMRC’s tax tables, bank statements re-added line by line, the salary traced to the money landing. 47 checks on every applicant, every warning explained.
A ranked shortlist, not a pass or fail
Every applicant scored on the same scale. You see who can really pay, with the reasons, and you decide. The score never rejects anyone.
Then the tenancy runs on the record
Rent checked off monthly, certificates counted down, repairs reported by link, photos that line up, receipts filed. All of it dated and exportable as one file.

Questions landlords ask
The questions people shopping for landlord software ask.
Is there an app to install?
No. Tenavia runs in the browser on a phone or a laptop, with phone-sized screens for the everyday jobs: confirm the rent, walk the rooms, read a repair report, choose a tenant. Call it a landlord portal or a rental app if you like; there is nothing to install and nothing to update.
Does it work with OpenRent, SpareRoom and Rightmove?
Yes. You get one screening link that works in any reply: OpenRent, SpareRoom, Gumtree, a Rightmove enquiry, email or text. Applicants follow it, upload their documents, and appear on your shortlist.
Is this a credit check?
No. Tenavia reads the documents applicants provide, payslips and bank statements, and verifies them against each other and against public rules like HMRC’s tax tables. It is not a credit reference agency, and the screening puts no search on anyone’s credit file. A credit check is a separate paid extra you can add to your chosen applicant for £12, with their consent.
Do I have to use the screening to use the rest?
No. Enter a tenant already in place and start with the rent, the certificates and the photos. The screening is there for the next time you need to choose.
Do my applicants pay anything?
No. Applying is free for applicants, always. Your plan covers the property, however many people apply.
Can I cancel?
Yes. Paid plans are monthly and you can cancel any time. One property is free with no card and no end date, so you can see the whole product on your own applicants first.
