Does it work for a lodger in my own home?
Yes. A lodger applicant sends the same documents and appears on the same shortlist as anyone else. The link does not care whether the room is in your home or in a house you let whole.
Is a lodger screened differently from a tenant?
The documents are the same: photo ID, payslips if employed, three months of bank statements. The affordability arithmetic runs against the room’s rent rather than a whole property’s, which is the only difference.
What about applicants without payslips?
Students, freelancers and the self-employed have no payslip, and that is not a mark against them. The bank statements do the talking: what lands, how regularly, and what remains each month after the rent.
Can I use it for several rooms?
Yes. Each room can be listed separately with its own link, so applicants land on the shortlist for the room they asked about. The Portfolio plan covers up to 10 listings.
Do applicants pay anything?
No. Applying is free for applicants, always. Your plan covers the listing, however many people reply.
