How the deposit deadline works
The arithmetic, the clock and the checklist, in the one month they matter.
The cap, counted in weeks
Five weeks’ rent, or six where the annual rent is £50,000 or more. Rent is quoted monthly and the cap is set in weeks, so a month’s deposit is already over the line. The calculator does the sum.
The clock runs from day one
You have 30 days from receiving the deposit to protect it and serve the prescribed information. Tenavia counts down from the tenancy start and reminds you on day 20 and day 27, while there is still time.

Questions landlords ask

Does Tenavia protect the deposit?
No. Protection happens at one of the three government-approved schemes, and you choose which. Tenavia records the scheme, the date and the checklist, and reminds you while the 30 days are still running.
What happens if I miss the 30 days?
The penalties are severe: a court can order up to three times the deposit to be paid to the tenant. That is why the reminders come at day 20 and day 27, and why the checklist itemises what serving the information actually means. This is a description of the rules, not legal advice.
Is the cap different for a holding deposit?
Yes. A holding deposit is capped at one week’s rent and is a different thing altogether. The calculator on this page is for the tenancy deposit.
When does the clock start?
The law counts 30 days from the day you receive the deposit. Tenavia counts from the tenancy start date you enter, as the best proxy it holds, and says so on the page. If you took the deposit earlier, count from that day.
